How it works

Set up in an afternoon, signed records the same day.

You run it from the web. Your housing officers, tenancy managers and field staff run it from the app.

1. Import your homes and build your templates.

Bring your homes across from a spreadsheet, then save the inspections you run as templates: the areas to walk in order, with the checks your standard calls for in each one. A quarterly check, a move-in, a void, one per zone if that's how you work.

2. Invite your field staff and assign their homes.

Invite by email, choose what each person can see, and hand them the homes or the zone they cover. Inspectors see only their own homes; admins see everything from the dashboard.

3. Staff run inspections on their phones.

Your field staff document each area as they go: photos, video, checklist ticks and notes, all in the app. If a support worker or kaiārahi comes along, they're on the record too.

4. Generate reports with e-signatures.

A dated, photo-backed PDF with your logo is ready the moment the walk ends. The tenant reviews and signs on the officer's phone before they leave, or later in their own browser from a secure link.

5. Schedule the routines and the reminders.

Set a frequency per home and myInspections chases the dates, with reminders when one is due. Each visit comes back as a dated, photo-backed report, signed by the tenant on the spot, the same day it happened.

Key features

What your team needs in the field, and what you need at your desk.

Scheduling

Small team, many regions, nothing missed.

Twenty tenancy managers across a whole country, or three housing officers covering sixty homes and HMOs across a city. Set the frequency per home, quarterly, twice a year, whatever your policy says, and the dashboard keeps the dates. Reminders go out on their own.

The record

Evidence and a paper trail.

Every provider answers to someone: HUD, the Regulator of Social Housing, the Community Housing Regulatory Authority, the NDIS Commission, a funder, a board. Each inspection here is date-stamped, photo-backed and signed by the tenant, and it stays on file for the life of the tenancy.

Damp and mould, Healthy Homes, an NSPIRE deficiency: the finding comes back dated, and the re-check is filed beside it

Your team

Every inspection and every report, in one place.

Whoever walks the home, the record lands in the same place: the dashboard your coordinators already use. Three access levels, no per-seat fees: inspectors see the homes assigned to them, teammates see the whole portfolio, admins run the account. Bring someone new on and their first inspection is filed alongside everyone else's.

Templates

Capture your process.

A template is your process written down: the areas to walk, in order, and the checks in each one. Build one for a whole zone, one per unit type (a bedsitter, a studio, a three-bed), or one for a single home with its own quirks. Most teams keep a handful, a quarterly check, a move-in, a void, and pick the right one when they book the inspection.

Our library is a starting point. Import a template into your account, then rename it, reorder it and add the checks your standard calls for. It's yours from that moment.

Things people ask

Do you support NSPIRE, Healthy Homes, Decent Homes or Awaab's Law?
The standard is yours and it lives in your template. Build the checks NSPIRE, the Healthy Homes Standards, Decent Homes or your own damp and mould procedure call for, and every inspection produces a dated, photo-backed record against them. myInspections doesn't score or certify against a standard; it gives you the evidence trail a standard asks for.
Does it replace our housing management system?
No, and it isn't trying to. myInspections is the inspection record: your field staff inspect on their phones, the signed PDF and photos live here, and you attach or link the report wherever your tenancy file already lives. Nothing to migrate; start with your next inspection.
Can a support worker, welfare officer or kaiārahi be part of the inspection?
Yes. Invite anyone to an inspection and they appear on the record alongside the tenant and the officer. Notes and photos go in as you walk, so a welfare visit and a condition check can be the same appointment.
What happens when a housing officer leaves?
Nothing is lost. Records belong to your organisation, not to a phone. Remove their access, reassign their homes to the next officer, and every past inspection, photo and signature is already there.
Can we have a different template for each region, zone or property type?
Yes. Keep one for scattered-site homes, one for HMOs, one per zone, one for voids. Each is its own set of areas and checks, and you choose which template an inspection runs off when you book it.
Can the tenant sign on the spot?
Yes. The tenant reviews and signs on the officer's phone before they leave, or later in their own browser from a secure link. No account, no app download.
Does it work for HMOs, supported accommodation and scattered sites?
Yes. A home is a home to the app: a room in shared accommodation, a whole house, a unit in a block, a scattered-site property in a zone. Your template decides what gets checked.
Who owns the data, and can we get it out?
You do. Export your inspections at any time, download any report as a PDF, and if you ever need to, request full deletion of the account. Nothing is sold or shared.
How do we buy it?
Start a 14-day trial from this page with a card, and cancel any time before it ends if it isn't for you. The Manager plan covers up to 3 seats; the Team plan is unlimited seats with no per-seat fees. Receipts go to the account owner and are available to your admins.

Take charge of your inspections.

Import your homes, invite your field staff, and the first quarterly check is booked before the trial's first day is out.
