Move-in checklist for ZA tenancies
An incoming inspection checklist for South African rental properties, built for landlords and agents to meet the joint inspection requirement of the Rental Housing Act and protect the deposit.
Instructions & reminders
The Rental Housing Act 50 of 1999 requires you to inspect the property jointly with the tenant before they move in. Work through it together, photograph every defect, have both parties sign, and give the tenant a copy. Skip the joint inspection and you are deemed to have accepted the property was in good condition, which forfeits your right to claim against the deposit.
Check the front door operates smoothly and locks securely. Note the condition of the doorbell and entry lighting.

A valid electrical Certificate of Compliance is required under the Electrical Installation Regulations 2009, made under the Occupational Health and Safety Act 85 of 1993. A gas CoC and an electric fence CoC are needed where those installations are present.
